Estimate Process - Residential

The Estimate Process: To Build, Restore, or Renovate


1. Give us a call. 

Let's talk about your project. Whether you are going to build, restore, or renovate, Santex can help guide you through the process. On your initial call, you can tell us your plan or vision for your project. You will let us know if you have drawings, blueprints, or designs for your project. If you do, we will let you know how to send them to us and begin reviewing them. We will also set up an appointment with one of our experts to discuss your project in further detail in person. If you don't have plans or designs, no worries, we can help you with the design process. 


2. On-Site Consultation. 

A job site visit (including lots/raw land) and walk-though of the project will be set up. On the first site-visit we will take notes, measurements, determine the size and scope of the project. We will discuss the following: your project vision, type of style, colors, material (kind and quality) along with your budget and timeline. We will determine if your project is simple and strait forward or in need of the design-build process.   


  • Simple Strait Forward Project: Is a quick remodel or renovation project whereas the Owner has most selections made for the project. The project shall be such as a tub or shower remodel, countertop replacement, flooring replacement, vanity replacement, painting, or other simple turn around project.  


  • Design-Build Project: Is a major, renovation, extensive bathroom remodel, kitchen remodel, or new build of a custom home. The Design-Build process will eliminate communication issues and identify your vision and bring it to life. This will usually take several visits to confirm the design ideas. We may need to bring in a designer and draftsmen to help with the design process. On most additions, new builds or renovations that require structural modifications, we will need to bring in a designer and/or architect and engineers to create a full set of project plans. We will charge for this phase, and it will be added to the cost within the Pre-Construction Services. A proposal for the Pre-Construction Services will be provided.


  • Highest Quality Stock House Plans: If you choose to go with a stock plan for your new home build, Santex is part of the Preferred Builder Program with The House Designers. The House Designers are one of the largest stock plan providers in the nation, delivering the highest in the industry standards. With hundreds of options, you will find everything from small, economical, to sprawling luxury home plans and everything in between. So, yes going online and looking for plans can make your head spin. Not knowing what will fit within your budget can and will get stressful. For any easier process give us a call and let's discuss your project. With your budget in mind, we will get a house plan that fits within your budget. Once we start the process and ready to move forward, you will be set you up with our contact at The House Designers. With your budget and style in mind the professionals at The House Designers will guide you through the process of choosing the right floor plan for you. Also, the plans can be modified to fit your needs.    


3. Design or Scope Finalized

At this point, we have finalized all of the project requirements, reviewed your design and the scope or work is confirmed. You are now 100% satisfied to move forward with the project. We furnish you with our construction agreement and collect a deposit as outlined in our proposal and agreement. For remodeling and renovations projects we can provide a third-party financing option with a payment plan. You will be given an invite to set up your client login for BuilderTrend, our online project management software. This is where you can see all the details of your project. This includes contract amount, payments, construction schedule, daily reports, selections of materials, and photo documentation.  


4. Pre-Construction Meeting

Now the planning and coordination starts. Our team handles the entire process. We will set up a Pre-Construction meeting on site to discuss the construction process. We order materials and schedule our construction team to plan for the work. We will coordinate dates, times and schedule all project details based on the type of project. Each project is different.  We will coordinate the different specialists/contractors required for each phase of the project. You can be sure our operations team will keep you informed throughout the project. 


5. Construction

Our crews are punctual, and courteous. Our team members respect your home furnishings and ensures that demolition and re-construction are done by placing drop cloths and plastic coverings. After each workday, the crew cleans up and reviews the next steps with you, if you are on the premises. All project trash is disposed of off-site after hauling it away.  

Design-Build

Design-Build Services are available for your project. For large and major remodels, renovations, kitchen and bath remodels, additions and new builds to include custom homes.
